“If you are looking for someware , away from the husle and bussle of every day life, look no further then the wagon house.”

set in stuning countryside, overlooking the lake, we have stayed at a number of propities in cornwall, but we can say this is bye far the best, we found evrything we needed when we arived was there. trudi and sam, were such great housts,and made us feel very welcome,and were always very helpfull,even showing us around there farm, whitch we realy enjoyed, we look foaward to another holiday at the wagon house, as is star are dog,thanks again, trudi and sam, for the wonderfull time, we had staying ...

“What a gem we have discovered.”

100% satisfaction. Everything you should need is here, we did not need to open our "utility bag". Trudi was there with a warm welcome in spite of our late arrival. Fresh eggs, milk, homemade scones and homemade jam, cream in the fridge and a bottle of wine on the table. Amazing grounds which you are free to explore at your leisure. We found Wagon House comfortable and as warm as we wanted it to be. It is a short and easy drive to Launceston for food supplies and has quick and easy access to the main routes for the tourist sites in all directions. Without a doubt we consider this to be the best of cottages we have stayed in over the last 17 years. The Wagon House is outstanding and we have no hesitation in recommending this 5* cottage. Book it and experience it for yourselves

“Really enjoyed our week at the Wagon House.”

The owners were so friendly and welcoming and we were allowed to wander round their garden, the lake and fields. The kitchen was very well equipped and clean, bathroom a bit outdated but we were advised that would be changed in due course. Bedrooms were comfortable and clean and the conservatory lovely to sit in at the end of the day and watch the heron fishing on the lake.

“I have had the most wonderful stay at the wagon house .”

Trudi and Sam are perfect hosts and the cottage had every possible home comfort , with great attention to detail. Trudi is very creative and it’s a very nice touch that her nature focused embroidery and art work complement the decor . I liked the mushrooms and pheasant especially . I’ve already let them know how much my stay meant to me , and will definitely be returning there . Peace, quiet, comfort , beautiful surroundings ( which have helped me to relax and recuperate- so needed ), deep sleep due to the quiet and lack of light pollution, lots for me to enjoy nature wise with my camera were all highlights and I’ve come away feeling far better after only a few short days. It is in Lovely locality with super walks directly from the cottage ( this time a help to me as I didn’t have my car with me ) to the local church at Lezant ( medieval, beautiful ) , and quaint Cornish cottages everywhere a photographers delight but the lake and woodland walk available to the cottage ( as are all the grounds and gardens ) were delightful. I’d hoped to see their kingfisher but I think it was a tad too cold this time of year to sit at the birdwatching seat too long. ( spring summer and autumn would be perfick for this ). The adorable book nook ( which is a cute steepled little brick alongside the cottage , with a stained glass window and seat in to sit in at any time of day or night ( there is a light ) absolutely enchanted me . I did again sit in for a while but too cold ( below freezing ) this particular stay for a long read. The cottage was very comfortable and warm . Lots provided to do of an evening too with the well stocked book shelf and games. WiFi dependable too. All in all a marvellous stay , I had a couple of queries whilst there which were very easily sorted. Trudis delicious home made scones and jam and the wine in the welcome pack were much appreciated ( hubby enjoyed the scones and I enjoyed the jams over several days - the crabapple jelly being especially yummy ). Thank you Trudi and sam for making me so welcome. See you soon liz .

The location is ideal for a Cornwall holiday and the cottage itself has everything you need. The grounds and lake are beautiful and with the BBQ facilities and picnic bench - the perfect setting for a family dinner. “We arrived for a short break to attend a family funeral, Trudie said we were able to arrive earlier than the published time and met us on arrival to show us around and how things worked.”

One of my sons arrived much later in the evening and was only able to stay one night, due to workcommitments. Trudie showed us where he could park. The property is on the owner's grounds, just before you get to their house. It has it's own courtyard directly outside the back door, which looks out onto a folly set up as a reading room. The cottage was large, nicely laid out and we felt at home and comfortable straight away. The kitchen had everything you could ever need. The beds were comfortable and loads of towels were supplied. Having the conservatory was a dream and it didn't stop the views from the lounge. The views were spectacular, over looking a beautiful lake. We were allowed to walk the dog around the lake and fields if we wanted to. We walked her around the lake and she had a few paddles which she loved. The welcome pack of homemade scones, jam and cream and a bottle of wine was very much appreciated. Trudie made us feel very welcome, even coming over to see how the funeral went. We enjoyed our stay (apart from the circumstances) very much and the weather was good, the grounds lovely, so we didn't feel the need to travel around, we were happy to stay and just relax. We would love to return again in the future. Trudie, thank you so much.

“The Wagon house is a lovely place to stay for your holiday.”

We were greeted at the entrance by Trudi, who gave us directions 20 minutes away from the property. Trudi let us know everything we needed to know about the house, which we were grateful for. Any problems just contact her. The house is situated on a small working farm and also there is an art gallery if that is your thing. The gardens and surrounding farm areas, including a large lake opposite the house, was absolutely stunning. Apparently an otter has been spotted there, we didn't see it, but plenty of wildlife to keep you amused. You can walk the dog through their farm fields..watch out for the pet lambs..very friendly. Overall we would highly recommend the Wagon House and hope to return one day. David, Heidi, Ralphy

“What an amazing week in the Wagon House.”

Trudi and Sam could not have been more welcoming. The cottage had everything you need and more and the welcoming package was a lovely touch. The surroundings were beautiful, my 14yr old and I found lots of areas in the gardens and lake to read and watch the lambs while my husband spent time with Farmer Sam. We had a BBQ around the lake one evening which was lovely. Trudi and Sam were fantastic hosts. Perfect for a relaxing break and a launch pad for visiting Devon and Cornwall. The property

The Wagon House is tucked away in the Cornish countryside, in the village of Lezant, not far from Launceston.

This charming, pet-friendly holiday home sleeps four people across two bedrooms, has a charming patio with furniture, and provides easy access to outdoor amenities like a picnic bench and lake field with built in barbecue.

Step inside and relax in front of the Smart TV while someone in your group takes care of dinner preparations.

Enjoy an outdoor meal as the sun sets over Cornwall, either seated at the table or standing around the grill.

When the sky turns dark, retreat indoors to use the sleek bathroom and rest in the spacious double or twin bedrooms, the single beds are zip and link so they can be made into a king bed on request.

The town of Launceston, situated on the Devon and Cornwall border, has wonderful architecture, including some fine Georgian buildings in the central square, and is dominated by the ruins of a Norman castle sitting high above the town. You can take a stroll to the Dog friendly Willow Tree Cafe and Woodland Walk or visit the steam train from Launceston through the beautiful Kensey Valley on a 5-mile round trip. Launceston is within driving distance of the seaside resorts of Bude and Padstow to the north, and Plymouth to the south, as well as the stunning Bodmin Moor and Dartmoor. A superb base for exploring Cornwall and Devon.
