“We have been going to Cornwall for Christmas for 13 years and this is the first year when the holiday home that we have rented had no Christmas decorations in it - most places provide a tree but all places until this year have provided some form of decoration.”

We arrived at 5pm to find that no lights had been left on (not even the outside sensor light and its a dark path to the door which is difficult to find) so it was cold, dark and unwelcoming. The property itself is ok. It was clean. Its a bit stark - the living area reminded us of a doctors waiting room, its not very homely, but we went and bought some lights and a Xmas tree to cheer it up. The sofas are a bit collapsed, so not very comfy. The apartment is very warm though - there's underfloor heating that really works well. The kitchen is very well equipped, we could easily cook Christmas dinner and all other meals, it had everything we needed. The beds were ok, not uncomfortable. The shower situation was difficult - there is a boiler on a set schedule for heating the water, so we had to stagger our showers (one person in the morning, one in the afternoon, one in the evening) and even then the water got cold before you had finished. It was bracing in December! The shower cubicle was also very small - its hard to bend over to pick up the shampoo and we are average sized people! We appreciated the parking space and had no problem getting our Nissan Juke into the space (although the garage was almost empty - would be much harder if the other spaces were used). This property is probably very good in the summer - it is sold on its amazing view and the view is great from the balcony. However in the winter, when you can't spend much time on the balcony, there is only a door and a high window to look at the view through so you don't really get the benefit of the view. Its nice to sit at the breakfast bar and look out, but you can't really see the view from the sofas. Despite of all of this, we had a nice Christmas. This is our third Christmas in a row spent in the Packet Quays area and there are much nicer properties for less money than this one during the winter - although it probably comes into its own during the summer when you could use the balcony more.

Thanks for taking the time to publish a review following your stay at Toby's Quay, we are delighted to hear that on the whole you enjoyed your stay. For the benefit of future guests, we have never decorated the property for Xmas as not everyone wants this, we are however more than happy for guests to bring their own decorations/tree. The external lights are normally always left on, the switch inside the property must have been switched of so we do apologise on this occasion that this was overlooked. New sofas are on our 2025 list of things to do, we are currently looking for a suitable replacement and hope to have this actioned by the end of the season. There is plenty of hot water to accommodate 4 showers without the need to stagger, however if you enjoy exceptionally long showers then of course the hot water is likely to run out as the cylinder (which is large enough for a property accommodating 4) only holds so much! The property

A seaward facing balcony directly above the water is one of the special features at Toby's Quay.

This chic and superbly positioned waterfront apartment with its uninterrupted panoramic views across Falmouth Harbour to the Roseland, is the result of a conscientious refurbishment of a former boat house once belonging to Toby West, a locally renowned master seaman.

Set within the prestigious Packet Quay's development, guests will discover a sophisticated and relaxing setting yet find it conveniently placed for Falmouth's golden beaches and vibrant town centre.

Idle time can be spent watching the boats, yachts and cruise ships crossing the port from the private balcony or from the living room on plump leather settees in the cooler months.

When you are ready to explore the surrounding area, you will discover numerous restaurants, bars, old inns, galleries and shops within a five minute walk (steep hill).

A popular spot for visitors is Events Square, which is home to The National Maritime Museum and Rick Stein's Seafood Bar, and there are numerous points throughout the town boarding pleasure boat trips to St Mawes, Helford River and Truro. Beach lovers are spoilt for choice with Falmouth's four white sand beaches, one with Blue Flag status, three with seasonal lifeguard patrol and two with excellent water sports facilities.

The nearby gardens at Trebah and Glendurgan are a huge attraction for naturalists whilst Falmouth's scenic 18 hole coastal golf course is a must for keen golfers.

Presented to a very high standard, the accommodation is arranged over one level with entrance from the quayside into a spacious open plan living room.

Spectacular views can be admired from here, with numerous windows giving varied perspectives and allowing light to flood in.

The en-suite master bedroom and twin bedroom also boast harbour views as well as flat screen TV's and comfortable mattresses.

There is secure garage parking for one car (parking space dimensions 16 x 7 x 6'4.

Unsuited to 4 X 4, high sided or large vehicles).
